BUYING a home with Delinquent tenants?

Simply write into your purchase contract that the SELLER must have the property vacant before you close on it, and give enough time for the 30 day notice to vacate to be in effect. Don't close if they are still there, otherwise you inherit whatever problems come with these tenants.
